The Information Statement identifies RS-1A zoning under Zoning Bylaw No. 1400 and states that tourist accommodation nightly rental is limited to one dwelling. Confirm current zoning, licensing, business and operational requirements with Sun Peaks Mountain Resort Municipality before relying on rental use.

No. The uphill and downhill plans are reference concepts that illustrate possible responses to slope and mountain living. Final plans require lot-specific design, engineering, Building Scheme approval and all applicable permits.

Water, sanitary sewer, storm, underground electrical, telecommunications conduit and underground piped propane are provided to lot boundaries. Owners are responsible for all connections, applications, meters and applicable fees.

The Building Scheme limits driveway grades to 15% and requires heat tracing above 10%. Paved driveways (asphalt, concrete or unit pavers) must be completed within one year of occupancy.

No. The proposals are dated October 28, 2024 and are for planning reference only. Obtain updated scope, assumptions, exclusions, pricing and schedule information for the selected lot and final design, from your builder.

No. Building Scheme approval addresses the registered design requirements. Development, building, utility and other regulatory approvals remain separate, and the responsibility of SPMRM.

No. The Information Statement says the Developer provides no warranties to purchasers of the lots. A separate construction proposal may include new-home warranty provisions, but buyers must confirm the registered builder, provider, coverage and exclusions in their construction and warranty documents.

The available Information Statement does not identify a mandatory builder. The current recommended builders are A&T Project Developments and Meranti Developments, with Bergman Home Designs recommended for home design services.

The Information Statement describes 16 fee-simple bare land, fully serviced development lots at Alder Court and McGillivray Lake Drive. Purchasers are responsible for designing, approving, servicing and constructing their residence.
