Design a site-responsive mountain home that contributes to Alder Estates' rural character while meeting the registered requirements for siting, architecture, materials, access, landscaping and construction conduct.

Site-responsive design
Locate habitable construction within the registered building envelope and respond to slope, drainage, vegetation, privacy, view lines and overshadowing. Preserve native character where practical and coordinate snow storage, access and wildfire considerations from the beginning.
Distinctive mountain architecture
- Use varied forms and articulated elevations suited to the site's topography.
- Avoid repeating the same design within a three-lot radius.
- Use roof slopes generally between 3:12 and 7:12, at least four roof planes and minimum 0.6 m overhangs, subject to the complete scheme.
- Design roofs and entries for snow shedding, storage and safe winter use.
- Confirm permitted and prohibited exterior materials, colours and details from the registered document.
Driveways, parking and circulation
The Building Scheme limits driveway grades to 15%. Driveways above 10% require heat tracing. Coordinate the alignment, transition slopes, drainage, winter maintenance, parking and emergency access. The driveway must be hard-surfaced with asphalt, concrete or pavers within one year of occupancy.
Landscaping and site completion
Submit a landscape plan showing retained vegetation, planting, fences, walls, drainage and snow storage. Complete approved landscaping within one year after occupancy. The purchase contract describes a $20,000 refundable deposit tied to this obligation.
Building systems and mountain conditions
Coordinate cold-climate envelope performance, roof drainage, snow loads, frost, mechanical systems and exterior services with qualified professionals. The registered scheme prohibits wood burning stoves/fireplaces; confirm the complete current requirements before specifying systems.
Construction conduct
Control dust, mud, debris, erosion, noise, waste and damage to roads or neighbouring properties. Construction is prohibited before 8:00 a.m. or after 8:00 p.m., subject to stricter government requirements. Temporary construction structures may remain for up to two years unless the Administrator approves otherwise in writing.
